REQUEST: To establish a 2-lot, industrial subdivision for the construction of two new industrial buildings in the ML (Limited Industrial) Zone. Having been appointed Zoning Administrator by the Planning Director, pursuant to Anaheim Municipal Code Section 18.12.040, to decide the above-referenced petition and a public hearing having been duly noticed for and held on the date set forth above, I do hereby find: 1. That subject property is currently vacant, undeveloped and zoned ML (Limited Industrial). 2. That the proposed map is consistent with applicable General Plan. 3. That this parcel map proposes a subdivision which is consistent with applicable General Plan. 4. That the site is physically suitable for the type of development. 5. That the site is physically suitable for the proposed density of development. 6. That the design of the subdivision or the proposed improvements are not likely to cause substantial environmental damage or substantially and avoidably injure fish or wildlife or their habitat. 7. That the design of the subdivision or the type of improvements is not likely to cause serious public health problems. 8. That the design of the subdivision or the type of improvements will not conflict with easements, acquired by the public at large, for access through or use of the property within the proposed subdivision. 9. That granting of this tentative parcel map will not be detrimental to the peace, health, safety or general welfare of the citizens of Anaheim. tpm2001-132.doc - 1 of 2 - ZA 2001-~19 ~ ~ CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDINGS: That the Zoning Administrator has reviewed the proposal to establish a 2-lot industrial subdivision for the construction of two new industrial buildings on a 5.9-acre property located between Embassy Street and Mable Street, having frontages of about 110 feet on the easterly terminus of Embassy Street and 528 feet on the north side of Mable Street, having a maximum depth of 460 feet, and further described as 1516 West Embassy Street; and that the Planning Director or his authorized representative has determined that the proposed project is Categorically Exempt under Class 15 of the State of California Environmental Quality Act Guidelines. Based on the evidence and testimony presented to me, I do hereby determine to approve Tentative Parcel Map No. 2001-132, subject to the following conditions: 1. That a final parcel map to record the division of subject property shall be submitted to and approved by the City of Anaheim and shall then be recorded in the Office of the Orange County Recorder. 2. That all lots shall be assigned street addresses by the Building Division. 3. That sewer and storm drain improvements within the parcel shall be privately maintained. 4. That the property shall be served with underground utilities per the Electrical Rates, Rules and Regulations, and the City of Anaheim Underground Policy. 5. That the legal property owner of subject property shall provide the City of Anaheim an electrical public utility easement along and across the development. Said easement shall be submitted to the City of Anaheim Public Utilities Department prior to connection of electrical service. 6. That the owner of subject property shall submit a letter requesting termination Conditional Use Permit No. 4168 (to permit a 206,667 square foot self-storage and outdoor recreational vehicle storage facility for up to 127 recreational vehicles) to the Zoning Division. 7. That prior to final parcel map approval, Condition Nos. 2 and 6, above-mentioned, shall be complied with. 8. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
