Stadco Drive Anaheim, CA 92804 LOCATION: 3639 West Stadco Drive CEQA STATUS: Categorically Exempt under Section 15301, Class 1(e) (Additions to existing structures) DATE NOTICES MAILED: January 22, 2003 MEETING DATE: February 6, 2003 REQUEST: Waiver of the following to construct a family room addition to the front of an existing single-family residence in the RS-7200 (Residential, Single-Family) Zone: Sections 18.12.080.010.0101 - Minimum front yard setback. and 18.26.063.010 (25 feet required; 22.5 feet proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the request is hereby granted in accordance with Subsection 18.12.080 of the Anaheim Municipal Code which permits waivers of minimum front yard setbacks in connection with Administrative Adjustments if the deviation from the Zoning Code requirement does not exceed 20%; and that the proposed waiver is only 10% less than the Code requirement. 2. That no written opposition was received during the required 10-day notification period which ended on February 5, 2003 at 5:00 p.m. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2002-00233, subject to the following conditions: That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1 and 2. 2. That within a period of one (1) year from the date of this decision, the applicant shall obtain a building permit for the approved addition from the City of Anaheim. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
