ZA 2003-16 A DECISION OF THE ZONING ADMINISTRATOR GRANTING ADMINISTRATIVE ADJUSTMENT NO. 2003-00241 REQUESTED BY: Steve Sandland Centra Realty Corporation 3 Park Plaza, Suite 1490 Irvine, CA 92614 OWNER: Boeing North American 15480 Laguna Canyon Road, #200 Irvine, CA 92618 LOCATION: 3350-3410 East Miraloma Avenue and 1124-1292 North Miller Street DATE NOTICES MAILED: May 2, 2003 PROPOSAL: Waiver of the following to permit additional office areas within an industrial building currently under construction in Development Area 3 (La Palma Core Area) of the Northeast Area Specific Plan (SP 94-1 ): Sections 18.06.050.030.031 - Minimum number of parking spaces. 18.12.080.020 (58 spaces required; 53 spaces proposed and concurred with by and 18.110.080.110 the City Traffic and Transportation Manager) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the waiver of minimum number of parking spaces pertains specifically to Building "B" located at 1130 North Miller Street, as shown on Exhibit No. 1 (Site Plan). 2. That the request is hereby granted in accordance with subsection 18.12.080.020 of the Anaheim Municipal Code which permits waiver of minimum number of parking spaces in connection with an administrative adjustment if the deviation from the Code requirement is no greater than 10%; and that the proposed waiver is a deviation of less than 9% (5 fewer parking spaces) from the number of parking spaces (58) required by Code. 3. That no written opposition was received during the required 10-day notification period which ended on May 12, 2003. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2003-00241, subject to the following conditions: That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2 and 3; and as conditioned herein. 2. That the Final Map for Parcel Map No. 2001-161 shall be recorded with the Office of the Orange County Recorder. ZA2003-016.doc - 1 of 2 - ZA2003-16 • • 3. That no required parking area, as shown on Exhibit No. 1 (Site Plan), shall be fenced or otherwise enclosed for storage or other outdoor uses. 4. That no 'compact' or'small car' parking spaces shall be permitted. 5. That prior to issuance of a building permit for the additional six thousand (6,000) square feet of second story (mezzanine) office area, or within a period of one (1) year from the date of this Decision, whichever occurs first, Condition No. 2, above-mentioned, shall be complied with. Extensions for further time to complete said condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 6. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
