Revere Street Anaheim, CA 92805 LOCATION: 540 South Revere Street DATE NOTICES MAILED: May 2, 2003 REQUEST: Waiver of the following to construct a 6-foot high block wall that encroaches into the required front yard setback of asingle-family residence in the RS-7200 (Residential, Single Family) Zone: Sections 18.04.043.100.101(x) - Minimum front yard setback. 18.12.080.010.0101 (25-foot setback required to a 6-foot high block wall; 18.26.063.010 20 feet proposed) 18.26.064.110 DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That the 20-foot setback between Revere Street and the proposed 6-foot block wall is the same as the existing setback between the street and the 'side-on' garages located on subject property and on the neighboring property at 534 South Revere Street. 2. That the request is hereby granted in accordance with subsection 18.12.080.010.0101 of the Anaheim Municipal Code which permits waivers of minimum front yard setbacks in connection with administrative adjustments if the deviation from the Code requirement does not exceed 20%; and that the proposed setback is 20% shallower (5 feet) than the Code requirement (25 feet). 3. That no written opposition was received during the required 10-day notification period which ended on May 12, 2003. Based on the evidence presented to me, I do hereby determine to grant Administrative Adjustment No. 2003-00244, subject to the following conditions: 1. That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plan is on file with the Planning Department marked Exhibit No. 1. 2. That within a period of one (1) year from the date of this decision, Condition No. 1,above-mentioned, shall be complied with. Extensions for further time to complete said condition may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code. 3. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
