DATE PUBLIC NOTICES MAILED: November 14, 2003 REQUEST: Waiver of the following to construct a covered porch in the front yard of asingle-family residence in the RS-7200 (Residential, Single-Family) Zone: Sections 18.12.080.010.0101 - Minimum front vard setback. and 18.26.063.010 (25 feet required; 20 feet proposed} DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That this item was continued from the November 13, 2003, Zoning Administrator meeting in order for notices to be mailed to surrounding property owners. 2. That the request is hereby granted in accordance with Subsection 18.12.080 (Administrative Adjustments) of the Anaheim Municipal Code which permits waivers of minimum front yard setbacks in connection with administrative adjustments if the deviation from the Code requirement does not exceed 20% and no written opposition is received during a 10-day notification period. 3. That the proposed deviation from the setback is 20% and no written opposition was received during the required 10-day notification period which ended on Monday, November 24, 2003. Based on the evidence presented to me, 1 do hereby determine to grant Administrative Adjustment No. 2003-00253, subject to the following conditions: That prior to final building and zoning inspections or within a period of two (2) years from the date of this Decision, whichever occurs first, subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2 and 3. Extensions for further time to complete this condition may be granted in accordance with Section 18.03.090 (Time Limits for Amendments, Conditional Use Permits, Administrative Use Permits, Variances and Administrative Adjustments) of the Anaheim Municipal Code. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
