Categorically Exempt MAILED: April 29, 2004 Waiver of the following to construct aone-story living room and bathroom addition to an existing two-story single-family residence in the RS-5,000(SC) (Residential, Single-Family -Scenic Corridor Overlay) Zone: Sections 18.12.080.020 - Maximum lot coverage. and 18.27.062.030 (35% permitted; 36% proposed) Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative Adjustment, and subject petition having been duly noticed and no written objections having been received, I do hereby find, pursuant to.Section 18.12.080: .. 1 ~; That the request is hereby granted in accordance with subsections 18.12.080.020 and 18.12.080.040 of the Anaheim Municipal Code which permit waiver of maximum lot coverage if the deviation from the Code requirement does not exceed 10% and no opposition is received during the 10- day notification period. 2.I That the proposed lot coverage is 2.8% more than permitted by Code in the RS-5000 zone and no wn~ten opposition to the proposal was received during the required 10-day notification period, which endgd on May 10, 2004. Based on tlhe evidence presented to me, 1 do hereby determine to grant Administrative Adjustment No. 2004-00263, subject to the following conditions: That subject property shall be developed substantially in accordance with plans and specifications submitted to the City of Anaheim by the petitioner and which plans are on file with the Planning Department marked Exhibit Nos. 1, 2 and 3. 2. That prior to final building and zoning inspections or within a period of two {2) years from the date of this decision, whichever occurs first; Condition. Nos. 1 and 2, above-mentioned, shall be complied with. Extensions for further time to complete said conditions may be granted in accordance with Section 18.03.090 (Time Limit for Amendments, Conditional Use Permits, Administrative Use Permits, Variances and Administrative Adjustments) of the Anaheim Municipal Code. 4. That approval of this application constitutes approval of the proposed request only to the extent that it complies with the Anaheim Municipal Zoning Code and any other applicable City, State and Federal regulations. Approval does not include any action or findings as to compliance or approval of the request regarding any other applicable ordinance, regulation or requirement.
