The proposep use is properly one fO. r which a conditional use permit is authoriFed by the Anaheim Municipal Code. 2. (35 feet required from Lincoln Avenue, 4-1/2 feet proposed) subject to the ~ollowing conditions: SECTI~ 18.04.045.014 - 1. ~at trash storage areas shall be provided in accordance withLapproved plans on file with the Office of the Executive Direcfor of Public Works. i 2. ~hat the owner of subject property shall pay to the City of Anaeim the appropriate park and recreation in-lieu fees as determi .ed to be appropriate by the City Council, said fees to be paid, at the time the build ing permit is issued. 3. ~hat the owner(s) of subject property shall pay the traffic si~al assessment fee (Ordinance No. 3896) in the amount as deterlmined by the City Council, for each new dwelling unit prior to ~e issuance of a building permit. 4. ~hat the proposed development shall be in accord- ance with the ~equirements of Title 25, California Administrative Code and that ~he plumbing shall be provided in order that the travel trailer !park will accommodate all trailers and not be restricted to ~Ca1ifornia approved trailers. only. 5. ,That subject property shall be developed substan- tially in accoddance with plans and specifications on file with the City of Andbeim marked Exhibit No. 1, provided, however, that the block !wall shall be located a minimum of 10 feet from Lincoln Avenue and only one mobi1ehome may be located l5 feet from Lincoln A~enue. 6. :That Condition Nos. l, 4 and 5, above-mentioned, shall be compl~ed with prior to final building and zoning inspections. .
