OF M~AHEIM GRANTING VARIM~CE NO" 2097
WHEREAS, the City Planning Commission of the City of
Anaheim did recei VP. a petition for zoning variance from Thomas~

of certain real property situated in the Ci >ty of Anaheim, County
of Orange, State of CaJifornia, described as follows;
That portion of the land allotted to Eduardo Polloreno in
Decree of partition of the RanCllO Santiago de Santa Ana,
Ci ty of p.J1aheim, County of Orange, State of California,
rendered in Case No. 1192 and entered September 12, 1868
in Book .. B", page 410 of Judgmen.ts of the 17th Judicial
District Court of California, described as follows:
Beginning at a point Last 281.32 feet from the common
corner of Sections 1, 2, 11 and 12, Township 4 South,
Range 9 West; tilence NorDl 2137.52 feet to the center
line of the Santa ilila Valley Irrigation company's canal;
thence Northeasterly along said center line to the North-
east corner of the 25 acre tract of land described in the
deed to Leo Borchard recorded April 20, 1920 in Book 359,
page 91 of Deeds of said County; thence Sou~~ 2313.96. feet
along the East line of said 25 acre tract to the Southeast
corner of said 25 acre tract; thence West 613.07 feet to
the point of beginning.
Except that portion tll.ereof lying Northerl:.l or the Soutllerly
line uf::... land describeCi in the Deeds to the State of
California recorded April 29, 1948 in Book 1758, page 341
of official records of said County and recorded August 31,
1948 in Book 1695; page 85 of said official records.

public hearing at the City Hall in the City of Anaheim upon said
peti tion on __...._June 30 ,._-l~_______, notice of which said public
hearing was duly given as required by law and the provisions of
Title 18, Chapter 18.76 of the Anaheim Municipal Code; and
WHEREAS, said City Planning Commission, after due
inspectlon, investigation and studies made by itself and in its
behalf, and after due consideration of all evidence and reports
offered at said hearing, did adopt Resolution No. PC 69-144

WHERLAS, thereafter, within twenty-two (22) days from
the date of the adoption of said resolution, the City Council
did elect f upon its own motoion, to review the action taken by

WIEREl\S, after Clue lnvestlC]at.lon and studies made by
itsclf and 1n Its behalf, and after due consIderation of all the
evidence and reports offered at sald hearing, the City Council

1. There are exceptional or extraordinary CIrcum-
stances or conditIons applIcable to the property
Involved or to the intended use of the property
that do not apply generally to the property or
class of use in the same viCInity and zone,
2. That such a variance LS necessary for the preser-
vation and enJoyment of a substantial property
rlght possessed by other property in the same
viCInity and zone and denied to the property in
question,
3. That the granting of such variance will not be
materially detrimental to the public welfare or
injurious to the property or improvements in such
vicinity and zone in which the property is located.
4. That the granting of such variance will not adversely
affect the comprehensive general zoning plan.
.i.'JOl'J, THEREFORE, BE IT RESOLVED by the City Council of
the CIty of Anaheim that a cond1.tional zoning variance be, and
the same JS hereby granted permitting the establishment of a
U2-unit single family resiciential trac'c wibl waiver of the
following- section of the Anaheim 11unicipal Code:
Section 18.24.020(4) - Minimum lot width. (70 feet
required; 60 feet proposed)
subject to the following conditions:
1. That this variance is granted subject to the
completion of Reclassification No. 68-69-98.
2. That subject property shall be developed sub-
stantiallv in accordance with plans and speci-
fications- on file lilith the Cit~, of Anaheim,
tilarJ:cd "~xI1ibit iia. 1.
The City Council hen::DY reserves the right to revoke
such variance pennit for good cause or failure of said owner,
i.ts heirs, succes:30rs or assigns, .to comply "-lith the Anaheim
