WHEREAS, the Clty Planning Commisgion dld hold e publlc heering at the CIt~+ Hall in the City of Aneheim
on February 2~, 1966 ot 2:00 o'clock P,M., notice of said public hearing heving been duly glven es required
by law and in eccordence with the provislona of t.he Anaheim Municipel Code, Chapter 18,68, to heer and consider
evldence for and against said proposed variaace and to inves~'geto and meke flndinga and recommendationg in connec-
tion therewith; end
WHEREAS, seid Commisslnn, efter due inspection, investigation, end study mede by itself end in its behalf,
and after due conaideretion of ell evidence and reports offered es seid hoering, does find and determine the following
fecta;
1. That the petltioner ~equests e vAriance from the Aneheim MunicIpel Code: Section 18.16.050( 2) wfticli
require~, tl~at the minimum lot area shall be one acre in size to permit development of the
aasterly portion of sub,ject property for a single famil.y residential s~abdivision, and the
retention oF parcels of 15,~60 and 15,37R square feet in the R-A Zone.
2. Thot there a~e exceptional or extraordinery circumstences or conditions applicable to the property involved
or to the intended use of the property that do not epply Renerelly to the property or class of uae in the same vicinity
and zone.
3. That the requested varience is necessary for the preservation and enJoyment oi a substantlel property right
possessed by other property ln the seme vicinity end zone, end denied to the property in question.
4. That the requested variance wlil not be moterially detrimental to the pubiic welfere or injurtous to the prop-
