4JIIEREAS, the City Planning Commission did hold a public hearing at the City
Hatl in the City of Flnaheim on Itarch 22, 1982, at 1:3~ p.m., notice of said public
he~ring having been duly given as required by law and in accordance with the
provisions of ttie Anaheim hlunicipal Code, Chapter 1u.03, to hear and consider
evidence for and against said proposed conditional use permit and to investiqate and
mal;e findings and recommendations in connection tPiere~~rith; and
t~1HER[AS, said Commission, after due ins~ecti~n, investi9ation ind study made
by itself and in its beha~f, and after due consideration of all evidence and reports
offered at said hearing, does find and determine the following facts:
1. That the proposed use is properly one for ~vhich a conditional use
permit is authorized by Anaheim ttunicipal Code Section 18.~1.0(,0.3~F0 to wik: To

2. That the proposed use is hereby granted subject to the condition that
the main assembly area for tl~e proposed fraternal lodge shai'. be limited to 3,320
square feet.

that reciprocal parking agreements ~~ith owners of adjacent properties providing for a
minimum or' seventy-one (71) parking spaces shall be submitted and approved by the

EtJVIROMl1EhITAL IPIPACT FltdDltlG: That the Anaheim City Planning Commission has
reviewed the proposal to permit a shriner's temple in the ML (Industrial, Limited)
Zone with w3iver of minimum nurrber of parking spaces on a rectangularly-shaped parcel
of land consisting of approximately 0.~~ acre having a frontage of approximately 145
feet on the south side of Pacificio Avenue, approximately 310 feet east of the
centerline of Santa Cruz Street (117q East Pacifico Avenue); and does hereby approve
the tlegative Declaration from the requirement to prepare an environmental impact
report on the basis that there i-~ould be no si9nificant individual or cumulative
adverse environmental impact due to the approval of this Plegative Declaration since
the Anaheim General Plan designates the subject property for general industrial and
uses commensu re te wtth the proposal; that no sensitive environmental impacts are
in~rolved in thc proposol; th:.t tiie lnitial Stuuy submitted uy the petitioner
indicates no significant individual or cunulative adverse e:vironmental impacts; and
that the Negative Declaration substantiating the foregoing findings is on file in the
City of Anaheim Planning Department.

dces hereby grant subject Petition for Conditional Use Permit, upon the follo~-~ing
conditions which are hereby found to be a necessa ry prerequisite to the proposed use
of the subject property in order to preservc the safety and ~eneral t~elfare of the
Cit~zens of thc City of Anaheim:
t. Tfiat std~•rall:s shall be installed along Pacifico Avenue as re~uired by the
City Engineer and in accordance with standard plans and specifications on
file in the Office of the City Engineer.
2. That appropriate a~ater assessment fees ~s determined by the Office of
Utilities General flanager shall be paid to the City of Anaheim.
3. That the owner(s) of subject property shalt pay the difference bet~•~een the
industrial and cornmsrcial traffic sinnal assessment fees (Ordinance No.
389~), for an area of 3,32~ squ~~•~ '_>t, in an amount as determined by the
City Council.

for a minimum of 71 parl;ing spaces, which shall remain in effect for the
duration ~f this conditional use permit. Said agreemr_nt shall be submitted
to the Planning Department for transmittal to the City llttorney's Office for
revie~~ and approval and shall then be recorded in the Office of the Orange
County Recorder.
5. That suoject property shall be developed substantially in accordance with
plans and s~ecifications on file o-~ith the City of RnaheiT marked Exhibit
IJos . 1 th rough 3.
G. That Condition tlos. 2, 3 and 1E, above-mentioned, shall be complied with
prior to the cor~mencement of the activity authorized under this resolution,
or prior to the time that tlie building permit is issued, or ~~ithin a period
of one year from date hereof,~;~hichever occurs first, or such further time
as tfie Planning Commission may grant.
7. That Condition tlos. t and $, at,ove-mentioned, shall be complied with prior
to final building and zoning inspections.
