ARA2000-04RESOLUTION NO. ARA-2000-4 RESOLUTION OF THE ANAHEIM REDEVELOPMENT AGENCY APPROVING A DISPOSITION AND DEVELOPMENT AGREEMENT WITH TRUCOR, INC. REGARDING CERTAIN PROPERTY ON SOUTH LEMON STREET AND MAKING CERTAIN ENVIRONMENTAL AND OTHER FINDINGS IN CONNECTION THEREWITH WHEREAS, the Anaheim Redevelopment Agency (the "Agency") is engaged in implementation of the "Redevelopment Plan" for Sub-Area 2 of the South Anaheim Boulevard Commercial/Industrial Redevelopment Project (the "Redevelopment Project"); WHEREAS, in order to implement the Redevelopment Plan, the Agency proposes to enter into a certain Disposition and Development Agreement dated as of September 19, 2000 (the "DDA"), with Trucor, Inc. (the "Developer") pursuant to which (a) Agency would sell to Developer (i) that certain parcel of land commonly known as 600, 604 and 608 South Lemon Street (the "Land"), (ii) that certain historic residential duplex containing approximately 1,520 square feet and located on that portion of the Land commonly known as 604 South Lemon Street (the "Duplex"); (iii) that certain historic, one-story, single-family residence containing approximately 770 square feet of floor area and located upon blocks at 612 South Lemon Street, Anaheim, California (the "One-Story House"); and (iv) that certain historic, two-story, single-family residence currently containing approximately 1,029 square feet of floor area and located upon blocks at 612 South Lemon Street, Anaheim, California (the "Two-Story House" and, collectively with the Duplex and theOne-Story House, the "Residential Structures"); (b) the Land would be subdivided into three (3) legal parcels (the "New Parcels"); (c) the Residential Structures would be permanently affixed to the New Parcels and substantially rehabilitated thereon; and (d) upon completion, each Residential Structure would be sold for owner- occupancy to a Iow- or moderate-income person or family at an affordable housing cost (the "Project"); WHEREAS, in their current condition, the Residential Structures and the Land are a blighting influence on the Redevelopment Project area; WHEREAS, the Project will remove the blighting influence described above; WHEREAS, in connection with the DDA, Agency has prepared, reviewed and considered a summary report setting forth: (a) the cost of the DDA to the Agency; (b) the estimated value of the interests to be sold to Developer, determined at the highest and best uses permitted under the Redevelopment Plan; (c) the estimated value of the interests to be sold, determined at the uses and with the conditions, covenants and development costs required by the sale; and (d) the purchase price for the Land and Residential Structures; WHEREAS, the DDA contains all of the terms, covenants, conditions, restrictions, obligations and provisions required by state and local law; [')tuelq ]J9l/~lleUO!~Ue]~u! e§ed s!q~ Jo Jepu!euJg~J] · ~oue6v eq~ jo jleqeq uo VOO p!es elnoaxe ol pe~oe~!p pue paz!Joq~ne iqaJaq s!
